Prepare seller and broker disclosure packets or other CAR/broker forms for clients signatures

Monitor timelines per contract and remind agents for action

Order NHD and Home Warranty for Listing side

Keep track of checklist documentation requirement and completeness
-
Store files electronically for up to DRE required Statue of Limitations
Transaction Coordinators

DO NOT prepare or draft Escrow documentation for signatures
-
DO NOT Negotiate or dictate any terms for any principals or brokers or agents.

DO NOT draft addendums, RR, RRRR or any other CAR forms. We can assist with Email drafts written by Agents to be included in CAR forms.

DO NOT engage in any activity that requires physical legwork or presence pertaining to or in the course of escrow for the subject property.
Agent’s Responsibility

Provide Broker Checklist and forms
-
Provide Client Contacts including Email and Tel
-
Provide Client Entity documentation eg: Operating Agreement or Trust cover and Signer Pages

Draft RPA, RLA and/or AVID
-
Review Escrow Instructions, Prelim Title, NHD Reports and other reports with clients

Schedule appointments with clients for physical inspections or other activities requiring a physical presence

Negotiate terms of contracts and repairs
-
Conduct Physical and Final walk through or any physical visits to City or County or any other agencies during escrow
-
Update TC or provide write-ups, changes, amendments to TC and Escrow in email/written form.
